Experience and cooperation to perform simple and routine household maintenance, repair and trouble shooting not requiring specialized background, tools or skills. Owner covers supply costs. Owner covers all necessary repairs and maintenance that require professional installation. Tenant should have experience and ability to perform simple repair and maintenance routinely associated with single family homes. 3. Preference will go to individuals who have previously resided responsibly in a single family home, as demonstrated on-time mortgage payments for home owners and by positive recommendations from previous property managers/owners for renters. 4. Outstanding financial capacity to pay rent, demonstrated by consistent and adequate income stream, and 100% on-time rent or mortgage payments. These criteria will be confirmed in the formal application: Preference will go to renters with outstanding FICO scores and household income at least 3X rent. 5. Maximum two pets considered, with an additional refundable $300 deposit. 5. No smoking. 6. Application required after viewing appointment and mutual interest in moving forward with the rental.
